Design/Bid Method |
|
What is
Design/Bid? In implementing the
Design/Bid Method, the owner solicits proposal and pricing bids from
design professionals (architects or engineers).
The owner presents the design plan to
contractors who submit proposals and competitive bids. Then the owner
selects the contractor who will construct the building. |

Advantages
of Design/Bid: |

- The owner
independently selects the design professional and contractor, and
manages every detail of the construction process from beginning to
end.

Disadvantages
of Design/Bid: |

- This process is extremely time
consuming.
- Requires the owner
to have an in depth knowledge of the building process.

The Project Team Method |
|
What is
the Project Team Method? The project
team method is similar to the design/bid method, except the bid phase is
omitted. The owner selects the design professional at the same
time as the contractor. |

Advantages
of the Project Team Method: |

- The team is assembled at the onset
of the project and may begin collaborating right away.
- The contractor
contributes his knowledge of construction technology and methods
during the design phase for efficiently produced design plans.
- Omitting the bid phase fosters a
better team morale between the designer and the contractor.

Disadvantages
of the Project Team Method: |

- For one project, the
owner must negotiate two separate contracts- the designers and the
contractors.
- The owner must manage the day to day
project details and settle any disputes between the designer and the
contractor.
- To do this, the
owner must have an in-depth knowledge of the building process.

The Design Build Method |
|
What is
Design/Build? The Design/Build method
is the most convenient and efficient of the three methods. The
owner selects one company, the design/builder, to handle the entire
project. This process of one stop shopping alleviates the owner's
burden of managing several different entities because the builder
retains the designer. The owner also eliminates the tedious,
time-consuming task of selecting other team members. Because the
owner is not entangled in the details, he can optimize control over the
project. This approach assures that the team will work well
together and that the structure will be built in the shortest time
possible.

of Design/Build: |

- Minimize the owner's
project management efforts, so he can focus on the big picture and
exert greater control over the project.
- The owner has only one company to
work with, and only one contract to negotiate, allowing for more
cost-efficient pricing.
- The owner's vision
is realized by a united organization that is focused on the owner's
needs and specific directives.
- The building process runs more
smoothly. Design and construction are planned and executed
with greater ease to save both time and money.

Disadvantages of Design/Build: |

- The owner may require competitive
bidding to select a Design/Builder. Because of the creative
effort, each competitor should receive a stipend, or a fee for their
service.
